"Pena" is a plateau, from which two main slopes descend, facing "Martin Moniz" and the famous "Avenida da Liberdade". It begins at "Rossio" ending at "Campo dos Martires da Patria", commonly known as "Campo de Santana". Among one of the oldest quarters the twisting and irregular streets all around are a landmark of Lisbon. Wrought iron balconies from the 19-20th centuries can be seen everywhere as well as the glazed tiles of the façades.

In this quiet neighbourhood is the birthplace of Amalia Rodrigues and the place where Luis de Camões supposedly has lived his last days can be found.

It is close to Bairro Alto district, which can be reached by taking "Elevador do Lavra", a 120 year funicular. On "Rua das Portas de Stº-Antão" there are many excellent fish restaurants.

Wireless broadband access available for those who have their own laptop with Wi-Fi compatible equipment and pre-paid card telephone. There is electric heaters for wintertime, no air-conditioning in the summer but the apartment doesn't get hot.

Mobile Phone and Internet Connection Box: you can rental a pre-paid Mobile Phone and a Mobile Internet Connection Box. Price available upon request.

A bottle of fresh white wine will be waiting for you in the fridge and some CDs of Portuguese music to introduce you to Portuguese culture.

Late check out policy:

Check-in: If you arrive between 11.00am and 4.00pm you can leave your luggage at our office but if the apartment is occupied, it won't be ready until 4.00pm.

Late Check-out: you can leave your luggage packed at the apartment until 11.00am and keep one set of keys till 4.00pm but you cannot remain inside if the apartment is to be rented on the same day.

Check-in between 9.30pm and 8.00am will be charged an extra Eur. 20,00.

Policy on children staying with parents:

- 0-3 years old : Crib Free of charge
- 4-7 years old: Eur. 10.00 per night/per child
- From 8 years old on: Eur. 20.00 per night/per child

Cancellation Policy:

- More than 30 days prior to arrival: 10% fees of the 35% deposit will be charged (90% will be refund)
- 30 days: 10% fees of the 35% deposit will be charged (90% will be refund if the apartment is reallocated, if not no refund of the deposit will be granted);
- 29-16 days: 30% fees of the total booking will be charged
- 15-6 days: 50% fees of the total booking will be charged
- 5-0 days or No-Show: 100% fees of the total booking will be charged
All refund expenses will be on your behalf. We recommend you take out cancellation insurance.

Reducing the number of nights:
More than 15 days prior to arrival: Eur. 20,00 p. night will be charged as administration fees;
15 to 1 day prior to arrival: 30% of the cancelled booked nights will be charged.

Reducing the number of guests:
Cancelling a guest will incur a fee of one night stay per guest.

Booking change:
Any change in your booking will be charged Eur. 20,00 as administration fee.

Confirmed booking no longer available:
Exceptionally apartments can become no longer available after a booking has been confirmed - this can happen for some reasons that we cannot control. We will try to re-accommodate our guests in suitable accommodation of our own at a price equivalent to the original agreed. No reduction will be granted and we will not be held responsible for the situation. In case we are not able to find an alternative or you are not happy with the new offer, a full refund will be granted (refund fees on our behalf).

We suggest that you subscribe to cancellation insurance. 

Other disclosures:

Identification
You must bring a copy of your identity card or passport, otherwise we will have to take it and you will be asked to come to our office to take it back.

Credit Card
A copy of your credit card is also needed for possible damage occurring during your stay. You will fill-in a form allowing the apartment supplier to charge your credit card in case of damage.

Note: it will save you time to send both documents by fax or email before arrival.

Cleaning and maintenance:
The apartment is cleaned prior to the arrival of each occupier. When leaving, the tenant is supposed to leave the apartment in a reasonable condition.

Number of guests:
You must inform us about the number and age of each guest. The number of persons who may use the apartment shall not exceed the number of persons allocated for each apartment, except for children under 4 years of age. Pets are only allowed where permission has specifically been granted.

Behaviour:
The tenant signing the check-in form will be liable for the correct and decent behaviour of all the persons accompanying him/her, and specifically avoiding any activity that is against any law or health policy. We remind you that you are going to stay in residential buildings and that if loud music or noise is heard, or neighbours complain and/or police is called, it can result in immediate eviction. This will also result in loss of prepaid rent. Avoid noise between 10.00pm to 10.00am.

Liabilities:
The rent-a-flat organization shall not be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment by the guests, including, damages, insurance, robbery, criminal behaviour or inappropriate use of equipment for elderly, handicapped people or lack of children safety features. They are also not responsible for outages on the part of the local utilities providers (gas, electricity, water, telephone or internet).

Please do not leave any electric device turned on when you leave the apartments and pay attention to gas devices while you are in or outside the apartments.

The letting of the properties on this web site are intended solely for short term residential purposes of a special transitory nature - specifically self catering accommodation - in accordance with article 1095º, nº 3 of the Portuguese Civil Code. In no way does it constitute an offering of tourist lodging within a tourist complex as contemplated in Decree Law nº 167/97, altered and republished in Decree Law 55/2002 of 11/03.
